Recently used Bay 101 to install a roof on an apartment building in Burlingame. Great job. Great firm. For more detail -- read below.

Before reading this review it is important for you to know that I manage commercial construction projects and deal with general contractors and subcontractors every day. I am a licensed architect and am very technical in my selection of contractors for my clients. I am even pickier when I am spending my own money -- in this case a little over $20K.

I prepared very detailed specifications about the expected scope of work, product expected (decking to be 1/2" CDX 5-ply, structural 1 per APA; underlayment to be CertainTeed MetaLayment then 2 layers 30# roofing felt over; shakes to be Landmark Silver Birch) all with 10 year warranty. Add option for gutters and downspouts; add option for 5 star non-prorated 50 year labor and material warranty (de-rated by CertainTeed to 25 labor and 30 year material warranty for multi-residential project such as mine). Very specific specifications.

I bid 4 roofing contractors (all preapproved for warranty package by CertainTeed) -- Bay 101 gave me the best price -- almost 25% less than the highest bidder and 5% less than next lowest bidder. They could do the work within 2 weeks.

Why am I giving them 5 stars:
-- They showed up on time, every time.
-- Dave gave a complete estimate with no games, no bull, just detailed pricing.
-- Confirmed game plan day before start of project.
-- Full crew each day, every day. Worked hard and got the job done safely and ahead of schedule.
-- Finished a day ahead of schedule and quoted 4 days to start. Most others quoted a week. Difference is important as every night without a roof is a risk due to foggy wet weather. No rain was forecast during the installation time period.
-- Did not charge for minor dry rot repair.
-- Cleaned-up each day -- important so tenants did not get nails in tires.
-- Great looking install. Done right.
-- Ten year warranty from Bay 101 -- not 5 year as some offered -- plus 25/30 year warranty from CertainTeed.

Michael is a class act. He inspected the roof gave me a great quote and options to extend the roof's life till I had the savings to pay it off comfortably.

It's so refreshing to see such an honest transaction. He was here to help even if it wasn't in his immediate financial interest. I'll be back in a year to get it done right. Definitely a company I can trust! And I'll have to refer my friends.

He even helped me on my golf game!

Jose and his team are wonderful! They are on time, respectful and worked their tales off for a week to replace our roof and gutters. They also added two sun tunnels to the upstairs and makes it a much brighter place. Amazing workmanship!!! Their price is very reasonable. I highly recommend Bay 101 roofing!

I’m not one to normally write reviews, however after my interactions with Mauricio, I felt it was much needed. After the big rainstorm last year, I had the pleasure to meet Mauricio. I reached out to multiple roofing companies after a major leak, and none of them came close to the professionalism that Mauricio showed. It was because of him I chose to go with Bay 101 Roofing. The whole team has it together! The gave a bid, a timeline and the meet both of them with no issues. The team that did the roof was so hard working and fast. After the most recent rains it made me reflect and want to share such a positive experience. I’m so thankful they took such good care of my home as if it was their own.

I recently had the pleasure of working with Bay 101 Roofing Company, and I am thrilled with the final results! This is the third roof I replaced in my life; Bay 101 was night and day from the other two companies I’ve used in the past. From start to finish, their service was exceptional. I contacted four companies for the current roof replacement (I will leave them nameless). One was a no-show for the appointment to provide an estimate, and the other didn’t wow me in any way. From a pricing standpoint, they fell right in the middle and were still much less than I expected compared to what I thought I would have to fork out.

The Client Service Representative, Theresa, was incredibly helpful, responsive, and excellent at communicating. She answered all my questions with patience and provided clear, detailed information throughout the process, including sending me text messages with updates! Her professionalism set a positive tone for the entire experience.

Mauricio, the roofing expert/salesperson who handled the job, was equally impressive. He demonstrated a high level of expertise and craftsmanship, ensuring the quality of the work was top-notch. He explained how it was hard to estimate any additional cost until the roof was removed – we knew it had dry rot. Not only did his team complete the job efficiently, but he also communicated effectively, keeping me informed about each step, from the first appointment to permits and all the way until the final city inspections.

The whole on-site team that completed the work was terrific! I always feel it’s a “night and day” kind of situation between the sales and labor teams. However, this was far from the truth here. The on-site workers were super hardworking, efficient, and respectful. On top of this, they kept the worksite clean, which helped lower my stress.

The quality of the roofing work surpassed my expectations, and surprisingly, the entire process was remarkably smooth and hassle-free. I wholeheartedly recommend Bay 101 to anyone in need of roofing services. Their commitment to excellent service and clear communication sets them apart from other companies I’ve worked with. Bay 101 Roofer Is a legit company. Sales representative was on point had a vast knowledge of their product pricing was excellent and their crew was top-notch professionals they took care of all my needs and my concerns patched up my chimney stucco and was very thorough and cleaning the job. I recommended this company to a friend and she hired them as well and she also was very satisfied with their service. I would highly recommend this company if you are replacing your roof.

We needed a roof replacement rather quickly and they delivered. They were able to assess our needs and get us on the schedule fast and did quick and clean work. Also when the job required less materials than anticipated they adjusted the price accordingly, which is not something many companies would do. very ethical and fair.

My roof was getting old and developing leaks, so it needed to be replaced. Bay 101 offered a reasonable quote and an informative sales pitch, which included sample shingles. Michael was very responsive throughout the whole process. The only hiccup was that the crew arrived 1 day earlier than arranged. It wasn't a big issue for me since I was working from home, but it could have been if I needed to arrange a day off. Overall, I'm very satisfied with the results and would recommend Bay 101 to anyone looking for roofing services.

Mauricio specifically was very transparent about what potential unexpected costs could be, the timeline related to the roofing job, and was even able to move us up when an opening was available. The work was done in an efficient and timely manner. Mauricio realized we overpaid, and called us to return the difference which was very honest. We had a new roof installed and couldn’t be happier. The team was super friendly and easy to work with. talked to Michael about roof replacement and raised some concerns. Asked for a new quote with some change. However, no response and disappear completely. not the right way to treat customers. bad experience with them and not recommend.

We hired Bay 101 Roofing ~10 years ago to re-roof the flat part of our roof (around 1,250 sqft), installing frame to slope the roof, insulation and torch-down material.

The roof held Ok for 8 years, but leaked in the south and east corners of our home 2 years ago. Bay 101 made repairs under warranty. It leaked again last year -- and again was repaired.

This summer I checked roof condition and found that it now came apart at the west side (photos 1, 2). On top of that, there were bubbles in the middle of the roof.

Bay-101 told me that the reason for continued issues is that the material they used poor quality material and switched suppliers. However, the roof is no longer under warranty and I have to pay to replace it.

We had to re-roof again! I hired another company to do the job and during the tear-down they found that while framing and insulation was done well, the torch-down material was installed on top of insulation (fire hazard) and also wasn't fully treated (as seen on photos 3, 4 and 5).

The new installers told me that another layer of material (i.e. plywood) on top of insulation was needed to ensure torch-down material would hole. This cost me another $3,500 on top of the cost of re-roofing to get the insulation covered.

I am not happy with the poor work done on my house by Bay 101 Roofing, to put it mildly!
