I couldn't be happier with the professionalism and quality of work done for us by Rain Pros! Our home has a finished basement which has had flooding issues yearly during the rainy winter months over the past 5 years. I only wish I'd reached out to this company sooner to get this awful issue resolved. Riley came out and surveyed the exterior and interior where we have had the flooding issues, and created an estimate which clearly explained his proposed solution within mere days. Rather than simply installing a sump, their company offers a more complete approach to diverting water from the foundation. They dug out to the base of our foundation along both walls where the flooding was occurring, treated the foundation with a non-permeable coating and applied cladding, installed a sloped drain pipe surrounded with drainage rock which directs runoff water to the onsite sump pump (accessible in a covered cylinder which makes any maintenance possible), and put in an overflow drain from the sump to our existing greywater drain. Their crews hand-dug everything, and worked carefully around our home - I was very impressed with their efficient and thorough work. Their retrofit along our foundation walls has completely solved our flooding issues, and brought a huge relief from the misery of dealing with cleaning and drying out our home after every heavy downpour. We had an underground irrigation system installed by Rain Pros. Riley is a very knowledgeable and considerate guy, he explained the work involved very clearly. The installation crew did a great job as well and they were very respectful of our property. There was a bit of a hiccup during execution where they couldn't find a water line in crawl space to tie, so that meant additional work. But they took responsibility and charged a nominal amount for extra work. I just had the spring tune up done with them 3 weeks after installation - everything is working fine. Their servicing package is a bit expensive but that's the only way to avail warranty. Overall I am pretty satisfied with their work.

We are Rita & Karl we live in Burien, WA. We have owned an insurance agency for the past 40 years. We work with contractors on a regular basis. We own a two-story house that we use for rental income. Our tenants called us and told us that the lower-level unit had an inch of water on the floor through the entire unit. We recently purchased a house and soon discovered an issue with flooding in the crawlspace. Given that the house was built in 1959, the original underground drainage system, consisting of concrete tile, was clogged with dirt, causing water to seep into the crawlspace.

Despite the positive feedback we heard about Northwest Crawlspace and their recommendation, we decided to obtain two additional quotes to ensure we were getting a fair price. One company quoted nearly double, and another was about 80% higher but missed several items in their estimate.

They maintained an organized and tidy work environment throughout the project, allowing me to inspect their progress freely. They protected our windows, walls, and bushes while cutting concrete and used drop materials when digging. During the final walk-through, I was amazed at how meticulously they replaced the sod on our lawn, leveled the dirt near our foundation, and poured level concrete over the cut areas, making it almost unnoticeable that they installed nearly 300 feet of PVC pipe. They hauled away all debris, leaving our property cleaner than before, and completed the job within just one day with plenty of daylight to spare.

I live in an older 1940s home and my downspouts were failing which was causing water to back up and sit on the foundation during large storms. Joel came out to look at the job and gave me a reasonable bid to rework our drainage. Rainpros was able to accommodate my project quickly and had a team out here and completed the work in one day.

I had to have them come out to do a quick adjustment after some regrading and Dan and John were able to make the fix in just about 5 minutes.

What a fabulous job! My daughters basement flooded and Rain Pros responded immediately and temporarily removed all of the water. They then developed a plan to eliminate the water forever. I bought a house with an underground downspout drain that was backing up against the foundation of the house when there was heavy rain. I had no idea where the drain was going or what was causing the problem. Rain Pros came out and used a camera to identify where the system was going in the yard. Riley, the project estimator, then came out to provide an estimate. He took a look at everything, explained what was causing the problem, suggested alternative solutions and explained the pros and cons of each alternative. Later that day Riley emailed me an estimate that was $1,000 lower than the one I received from another company. I was very happy with the estimate so I scheduled the work. The morning of the installation, Riley met his team at my house to make sure everything was all set. Carter, the job foreman, stayed on with his crew and installed the drainage system and pop-up. Carter explained his plans and answered my questions before getting started. They had to dig about 25 feet through a rock garden to install a proper system. The entire job was done perfectly. Afterwards, they cleaned up and put everything back so that the yard looked exactly like it had before they arrived. Carter had me look at the finished product, tested it so I could see how it worked and answered all my follow-up questions. The entire process was extremely smooth and everyone was so helpful. I am very happy I went with Rain Pros and I would recommend Rain Pros, Riley and Carter to anyone.

We had flooding due to a backed up drain outside our basement and Joel and his team at Rain Pros were able to come out the next day to take a look and diagnose the problem. He also gave us a few options to help reduce the risk of this happening again. They were very detailed in answering all of our questions and concerns and were able to get a team out there to install our new downspout drain system and sump pump the following week. The team took great care in areas where they needed to remove some plants and landscaping and replanted everything back how it was before. We are extremely satisfied with the work that was done and the service and attention to detail they provided. We would definitely work with them again or refer them to others!

Had a great experience with Rain Pros addressing drainage issues in our backyard. We recently had an egress window installed with other contractors and the dry well they put in was taking on ground water and was filling up the window well. We called rain pros to get a second opinion on what the fix should be for that, and Joel was so so helpful. I submitted a request for a consult/quote online and he called the same day and planned a site visit a couple days after that. When he was onsite, we discussed our current concerns and what the options were and he delivered a competitive quote the same day. He followed up a few days after with a phone call to check in and some super helpful guidance on what we should be expecting from our existing contractor if we continued with them, as well as what to ask for. We felt rain pros could deliver on what we needed better and decided to proceed with rain pros instead, and were able to schedule the work days later (such a relief after weeks of back and forth with our other guys). They were on time and completed the work in 2 days, discussing different options in ways we could understand when new problems arose for our complicated project. We had water pooling our backyard. Rain pros came and made sure our downspouts were clear, which they were. They then proceeded to clear the piping system downstream of the downspouts. The two technicians did a fantastic job, revealing that the downspouts were hooked to a pipe under the lawn, and that said pipe was taken over by roots. This day of work saved us from having to excavate the yard!!
